When I advise an owner not to sell

Three owners asked me about selling their properties this week. I advised all three not to list.
Not because the apartments are bad. Because the timing for THEM is.
All three are in the same position. Interested in selling, but they don't NEED to sell. No deadline for the money. No pressure at all. Nothing forcing their hand.
That's the whole difference in this market right now.
I think in most cases the sellers actually doing deals today need the money for something else, or can't make a final payment. If you don't need to sell, you're competing against people who have no choice. Your price gets set by their pressure, not by how good your property actually is.
So my advice was to hold. All of these owners didn't even want a tenant in. Happy to leave it empty and wait. I think that's the right call.
I could have taken three listings this week. Looked busy, promised numbers I can't deliver, spent six months slowly disappointing three good people.
I'd always rather tell them the truth now and earn the listing and the trust when the time is actually right.
The agents who survive the next two years won't be the ones holding the most listings. They'll be the ones whose word still counts when the market turns!
