I spent this afternoon looking at three villas worth a total of 365 million dirhams.

105 million. 120 million. 140 million.

They weren't viewings. I spent the day with the owner and his team walking me through all three, because they'll be coming to the market before long.

I've spent most of the last month talking about pressure. Owners who can't make a final payment. Sellers who need the money. All of that is real and I'll keep saying it.

But it isn't the whole of what's happening in this city either.

On the same day, in the same city, there are homes like these getting ready to trade, and people building at a level most of us never get to see up close.

When someone asks me how the market is, I've stopped giving ONE answer. There isn't just one, honestly.

Today I was in rooms I could never have imagined being in when I landed here in 2013, and I learn something every time.

That's what nobody tells you about this job. The opportunity is real, and so are the people you meet doing it.

13 years in, and I still can't quite believe I get to do this.
